Who do I call for a plumbing problem in a Burnaby condo or house?

In a Burnaby condo, call your strata manager first if water is coming from a shared pipe or another unit, then a plumber to find the source. In a house, shut off the main and call a plumber directly. Encano Plumbing answers calls and texts 24/7 at (604) 764-2031 and gives a flat price in writing before any work starts.

Towers, strata and the question of who fixes what

Burnaby grows upward around its four town centres: Metrotown, Brentwood, Lougheed and Edmonds. Thousands of people now live in high-rise and mid-rise strata buildings there, and a plumbing problem in a tower is rarely only yours. A drip from a ceiling at Brentwood often starts two floors up, and a slow kitchen drain in a Metrotown suite can be a shared stack that the strata maintains.

Under BC strata bylaws, the pipes that serve more than one unit or run through a shared wall are usually common property, while your fixtures, faucets and the in-suite hot water tank are usually your responsibility. Every building's bylaws differ, so check yours. When we come out, we find the source, tell you plainly which side of that line it falls on, and document what we saw so your strata manager and insurer have something clear to work from.

Hills, creeks and the low ground by the Fraser

Burnaby is not flat. Capitol Hill rises to about 200 metres in the north, Burnaby Mountain tops out near 370 metres, and the South Slope falls toward the Fraser River. On a sloped lot, rain heads straight for the uphill wall of the house. When an older perimeter drain is clogged with roots or silt, that water finds the basement, and a sump or floor drain that worked fine for years suddenly cannot keep up in November.

The middle of the city drains through Still Creek into Burnaby Lake, then out the Brunette River. Low spots along Still Creek, including around Gilmore Avenue, have a long history of flooding in heavy rain. At the south end, Big Bend sits on flat Fraser floodplain behind the City's dike system. In both places a backed-up floor drain during a storm deserves a camera inspection, not just a plunger.

Burnaby houses: Poly-B, suites and older copper

Away from the towers, much of Burnaby is detached houses: from the older streets of Burnaby Heights and Capitol Hill to newer subdivisions on the slopes around Burnaby Lake, Deer Lake and the South Slope. Houses from the late 1980s and 1990s fall in the Poly-B era. Grey polybutylene supply pipe went into a large share of BC homes from roughly 1985 to 1997, it fails without warning at the fittings, and many insurers now ask about it.

Burnaby started permitting secondary suites in single family homes in 2014, and many houses now carry a family upstairs and tenants below on one water heater and one drain line. That doubles the load on a tank sized for one household. If the hot water runs out by the second shower, or the suite drain backs up into the main laundry, the setup itself is usually the issue, and we size the fix to how the house is actually used.

How we work in Burnaby

Burnaby mixes strata towers and hillside houses, so the job is different on every call. This is what stays the same.

  1. Strata-ready paperwork

For condo calls near Metrotown, Brentwood or Lougheed we note the source, the pipe involved and photos, so your strata manager and insurer can sort responsibility without guessing.

  2. Find it before we open it

Thermal imaging locates leaks behind finished walls and ceilings, which matters in a concrete tower where every opening needs patching and often strata approval.

  3. Flat price, agreed first

Travel time from Richmond is quoted before we come out, and you get a flat price in writing before work starts, whether it is a tower suite or a Capitol Hill basement. Our workmanship is covered for 1 year.

  4. Three languages

The Encano team speaks English, Portuguese and Spanish, so you can explain the problem in the language you think in.

Getting to Burnaby from our Richmond base

Encano Plumbing is dispatched from Alderbridge Way in Richmond. Burnaby is reached two ways: west over the Knight Street Bridge and then east along Marine Drive and Marine Way into Big Bend and the South Slope, or east on Highway 91 and across the Queensborough Bridge on Highway 91A, which lands at Marine Way next to Burnaby's eastern edge. From Marine Way, Boundary Road, Kingsway and the north-south routes lead up to Metrotown, Edmonds and the northern neighborhoods.

We do not promise arrival times, because bridge traffic changes by the hour. When you call or text, we tell you honestly when we can be there, and you decide.

Outside Richmond, travel time is charged, and we quote it before we come out. If you go ahead with the work, you get a discount on that travel time.

Burnaby in the wet months

From about October to April, Burnaby gets steady rain and the occasional atmospheric river. That is when clogged perimeter drains on the slopes show up as wet basement corners, and when Still Creek and the low ground near it can back up. It is also furnace and boiler season, so a heating problem tends to arrive in the same week as a drain problem.

Gas appliance work is done to BC code by a licensed gas fitter, with a permit pulled when the job requires one. If you smell gas, leave the home and call FortisBC at 1-800-663-9911 and 911 from outside.

I can't recommend Encano Plumbing & Drain enough! They came to replace my dishwasher and immediately ran into a problem left behind by the previous installers, a metal piece that had been incorrectly fitted and was completely blocking access to remove the old unit. Rather than giving up or charging me extra to come back another day, Ed handled it on the spot, cutting through the obstruction efficiently and professionally. What really stood out was how thorough and tidy he was throughout the whole job. He kept the work area clean, and didn't leave me with a mess to deal with, which honestly isn't always a given. On top of that, he went out of his way to help me get rid of the old dishwasher, which saved me a huge headache. This is exactly the kind of tradesperson you want: calm under pressure, resourceful when things don't go to plan, and genuinely helpful beyond just the bare minimum.

Straight answers. If yours is not here, text it to us.

Your price is agreed upfront before any work starts. Outside Richmond we charge for travel time, and we quote it before we come out, along with any after-hours cost. If you go ahead with the work, you get a discount on that travel time. Once you accept the flat price in writing, that is the price you pay for the work described.
It depends on where the leak starts and on your building's bylaws. Pipes that serve several units or sit in a shared wall are usually common property, while fixtures and in-suite tanks are usually the owner's. Take photos, stop the water if you can, and tell your strata manager. We locate the source and document it so the strata and insurers can sort it out.
If your house was built roughly between 1985 and 1997, it might. Poly-B is a grey, flexible plastic supply pipe, often visible near the water heater, under sinks or at the main shutoff. It tends to fail at its fittings without warning. We can look, tell you what you have, and quote a repair or a full replacement upfront.
On sloped lots in areas like Capitol Hill and the South Slope, rain runs toward the uphill foundation wall. If the perimeter drain is clogged with roots or silt, water ends up in the basement. A camera inspection shows whether the drain is blocked, broken or simply overwhelmed, so you fix the real cause.
