How do I find a reliable plumber in Surrey, BC?
Look for a plumber who answers at any hour, explains the cause before quoting and puts a flat price in writing before touching anything. Encano Plumbing is a family-owned plumbing and heating company from Richmond that serves Surrey 24/7, including furnaces, boilers, hot water tanks, drains and hidden leaks, with a 1-year workmanship warranty on the work.
Surrey houses: a main floor, a suite and one set of pipes
Surrey’s zoning allows one secondary suite in a single family house, and a large share of houses in Newton, Fleetwood, Sullivan Heights and Panorama Ridge use it. That usually means a second kitchen, a second laundry and an extra bathroom hanging off plumbing that was sized for one household. The classic call is two families sharing one hot water tank: whoever showers second gets cold water, and the tank works harder than it was ever meant to.
When we look at a suited house, we check the whole picture: tank size against the number of fixtures, whether the suite has its own shutoff, how the laundry drains and whether one stack is carrying both kitchens. Sometimes the fix is a bigger tank or a tankless unit; sometimes it is a separate heater for the suite. You get the options and a written price for each before anything is installed.
The 1980s and 1990s boom left Poly-B in many Surrey walls
Surrey grew fast through the 1980s and 1990s, turning from a bedroom suburb into one of the largest cities in BC. Split-levels and two-storey houses went up across Guildford, Newton, Fleetwood and Bear Creek, along with the first wave of townhouse complexes. A lot of that housing was plumbed with grey polybutylene (Poly-B), which was common in BC from about 1985 to 1997 and is known for leaks at its fittings.
If your Surrey home was built in that window, it is worth knowing what is behind the drywall. We can identify Poly-B at the tank, under sinks and at the manifold, find active leaks with thermal imaging, and quote the repair in writing. Insurers often ask about Poly-B at renewal. In townhouse complexes from the same era, we also document what is inside your unit and what belongs to the common system, so the strata or the owner approves the right part of the work.
Lowland farms, upland subdivisions and a water meter that tells on leaks
Surrey sits on two very different kinds of ground. The Serpentine and Nicomekl lowlands, once tidal flats, run near sea level from Mud Bay toward Cloverdale and Newton and are held back by dykes, sea dams and pump stations. Up on the ridges in Fleetwood, Guildford and Panorama Ridge, drainage is a different story. Properties near the lowlands and on acreages along the farm roads tend to see more water around footings, sump pumps and perimeter drains in the wet months.
Surrey also buys its drinking water from Metro Vancouver, so the water is soft and gentle on fixtures. Many Surrey homes are on a water meter, and the City runs a voluntary program for older homes to switch. With a meter, a running toilet or a slab leak shows up on the bill every four months. A sudden jump in usage is often the first sign that we need to go leak hunting.

What Encano does differently for Surrey homeowners
Surrey is a big city with very different houses from one block to the next. Here is how we keep jobs here clear and fair.
Suite-aware quotes
We size hot water, drains and shutoffs for the people actually living in the house, upstairs and down, and explain the options in plain words.
Flat price before work starts
You get a written, flat price before any work begins. Travel time and any after-hours cost are quoted before we drive over.
Plumbing and heating from one crew
Furnaces, boilers and water heaters are handled by the same team that does the pipes, so you are not juggling two companies for one cold, wet problem.
Three languages on the phone
Our team speaks English, Portuguese and Spanish, which helps in multi-generation and multi-family households across Surrey.

- Leak detection and repairPoly-B fittings and slab leaks hide in walls and floors. A spike on your metered water bill is a good reason to have us find the source with thermal imaging.Leak Detection & Repair details

Getting to Surrey from our Richmond base
Encano Plumbing is dispatched from Richmond. To reach Surrey we cross the Fraser on the route that suits the time of day and where you are: the Alex Fraser Bridge on Highway 91 into North Delta and on to the South Fraser Perimeter Road for Guildford, Fleetwood and Port Kells, or the George Massey Tunnel on Highway 99 toward Highway 10 for Newton, Panorama Ridge and Cloverdale.
For Whalley, Bridgeview and City Centre, the Fraser River crossing from New Westminster on the Pattullo corridor is often the most direct route. We do not promise an arrival time we cannot control. When you call, we tell you honestly when we can be there.
Outside Richmond, travel time is charged, and we quote it before we come out. If you go ahead with the work, you get a discount on that travel time.

Fall in Surrey: furnaces, sump pumps and frozen hose bibs
From October to April, Surrey gets most of its rain and runs its furnaces the hardest. That is when sump pumps in lowland homes cycle constantly and furnaces that sat idle all summer refuse to light. A tune-up before the cold catches most of that.
When an Arctic outflow pushes cold air down the Fraser Valley, exposed pipes in garages, crawl spaces and outdoor taps can freeze. Disconnect hoses, shut off and drain outside lines, and call us if a pipe splits.
Gas appliance work is done to BC code by a licensed gas fitter, with a permit pulled when the job requires one. If you smell gas, leave the home and call FortisBC at 1-800-663-9911 and 911 from outside.

Flavio TruzziLocal Guide · 4 months agoI can't recommend Encano Plumbing & Drain enough! They came to replace my dishwasher and immediately ran into a problem left behind by the previous installers, a metal piece that had been incorrectly fitted and was completely blocking access to remove the old unit. Rather than giving up or charging me extra to come back another day, Ed handled it on the spot, cutting through the obstruction efficiently and professionally. What really stood out was how thorough and tidy he was throughout the whole job. He kept the work area clean, and didn't leave me with a mess to deal with, which honestly isn't always a given. On top of that, he went out of his way to help me get rid of the old dishwasher, which saved me a huge headache. This is exactly the kind of tradesperson you want: calm under pressure, resourceful when things don't go to plan, and genuinely helpful beyond just the bare minimum.
