Plumbing on the White Rock slope, from the bluff down to Marine Drive
White Rock climbs steeply from Semiahmoo Bay, so a house on the hill above East Beach or West Beach can have its kitchen on one level, its laundry two floors down and its sewer connection somewhere below the driveway. Long, sloped drain runs move water quickly but leave grease and wipes behind at every bend, and a slow drain on a lower floor is often the first sign of a blockage much higher up.
Many hillside lots also rely on retaining walls, perimeter drains and sump pits to keep rain moving downhill instead of into a basement suite. When a sump pump quits or a perimeter drain silts up during a long wet stretch, water shows up at the lowest wall first. We check where the water is actually coming from before recommending a fix, and we can scope a drain line with a camera so you see the problem yourself.
Down on the waterfront, older beach cottages and newer condos along Marine Drive sit close to salt spray and the railway that runs beside the promenade. Exposed outdoor taps, hose bibbs and metal fittings near the water tend to corrode faster than the same parts uptown. Before the first frost, it is worth shutting off and draining those outdoor taps, because a hose bibb that seeps all winter can rot the siding or deck boards behind it without anyone noticing.
White Rock water comes from its own wells, not the mountain reservoirs
Most of Metro Vancouver drinks lake water from the Capilano, Seymour and Coquitlam watersheds. White Rock is different: the City runs its own utility, which it bought from EPCOR, and pumps groundwater from the Sunnyside Uplands Aquifer through seven wells. A treatment plant removes naturally occurring arsenic and manganese, and the water is disinfected with chloramine. South Surrey, on the other hand, is mostly served by the City of Surrey system, fed by Metro Vancouver water.
For a plumber, that split matters. Two houses a few blocks apart, one on each side of North Bluff Road, can have water with different chemistry. When a hot water tank, faucet cartridge or toilet fill valve fails early, we look at the parts themselves (sediment, staining, worn rubber) before suggesting a replacement, rather than assuming every home on the peninsula behaves the same way.
South Surrey: big newer homes, 1990s subdivisions and low-lying Crescent Beach
South Surrey is a mix of housing eras. Morgan Creek began as an executive-home subdivision around its golf course in the mid-1990s, and parts of Ocean Park, Elgin and Sunnyside filled in during the 1980s and 1990s. Homes from roughly 1985 to 1997 are where polybutylene (Poly-B) supply pipe shows up in BC, and insurers often ask about it. Grandview Heights and Sunnyside Heights are newer, with larger houses, multiple bathrooms, radiant floors and tankless heaters.
Crescent Beach is another story. It sits where Boundary Bay meets Mud Bay, with ground only a few metres above sea level, and the City of Surrey has studied rising groundwater and coastal flooding there for years. In a neighborhood like that, backed-up floor drains, sump pumps that cycle constantly and damp crawl spaces are real concerns in the rainy months, and a plumbing problem can look like a groundwater problem (or the other way around).
Uptown, the towers around Johnston Road, North Bluff Road and Semiahmoo Town Centre add strata buildings to the mix, where a leak in one unit can reach the suite below. In a high-rise, the water heater, shutoff valves and stack connections are often shared or tucked behind finished walls, so finding the source quickly matters more than in a house. Getting from Richmond to White Rock and South Surrey
We are dispatched from Richmond, and White Rock is the farthest city we serve. The usual route is Highway 99 south through the George Massey Tunnel, across Delta, then off at the 16 Avenue or 8 Avenue exits for White Rock and the beaches, or at King George Boulevard for the northern parts of South Surrey. When the tunnel is backed up, Highway 91 over the Alex Fraser Bridge rejoins Highway 99 in Delta.

Wet season on the waterfront
From about October to April, steady rain soaks the White Rock slope and runs downhill toward the bay, while low-lying parts of Crescent Beach deal with high tides and a high water table. That is when sump pumps, perimeter drains and floor drains get tested, and when furnaces and boilers start their longest stretch of work.
A check of your sump pump, outdoor taps and heating system in early fall catches most problems before the first storm or cold snap. If something fails in the middle of the night, call or text us anyway.

They came to replace my dishwasher and immediately ran into a problem left behind by the previous installers, a metal piece that had been incorrectly fitted and was completely blocking access to remove the old unit.
