Drain and vent piping along a basement wall

Who can I call for a plumber in Delta, BC, including Ladner and Tsawwassen?

Encano Plumbing serves all of Delta: Ladner, Tsawwassen and North Delta. The family-owned crew is dispatched from Richmond, answers calls and texts 24/7 at (604) 764-2031, and handles drains, leaks, water heaters, boilers and furnaces. Travel time is quoted before we come out, and the flat price is agreed in writing before any work starts, plus a 1-year workmanship warranty.

Ladner: low ground, river water and old village pipes

Ladner grew out of the farm and fishing settlement the Ladner brothers started in 1868, on flat delta land between the Fraser River and the Strait of Georgia. Around Ladner Village you still find heritage houses from the 1930s next to newer condos along Ladner Trunk Road. Those older homes can hide galvanized supply lines and clay or cast iron drain pipe under the yard, and roots from mature street trees find every loose joint.

The land here sits barely above the river, protected by a dike system the City of Delta says is more than 125 years old, plus ditches and pump stations that move rain water off the fields. A high water table means crawl spaces stay damp and sump pumps in places like Port Guichon, Holly and Neilsen Grove do real work from October on. When a sump or perimeter drain quits in a Ladner storm, the water shows up fast.

Tsawwassen: a peninsula of bluff homes and Boundary Bay beach lots

Tsawwassen is a peninsula in the southwest corner of Delta. Most of its houses went up after the Massey Tunnel opened in 1959 turned it into a commuter suburb, so much of the housing is family homes from the 1960s onward, with custom rebuilds on English Bluff and Pebble Hill. Homes from roughly 1985 to 1997 may still have Poly-B (polybutylene) water lines, which many BC insurers ask about, and original water heaters and boilers in that era of homes are reaching the end of their life.

The ground changes a lot in a short drive. It climbs to about 70 meters near the Point Roberts border on 56th Street, then drops to Beach Grove and the Boundary Bay shore, where the lowest lots sit near sea level. Hilltop homes on the bluff deal with water pressure and long supply runs, while houses by the bay see damp crawl spaces and slow drains. Some custom homes here heat with hot water baseboards or radiant floors, which need a plumber who knows boilers.

North Delta: upland suburbs between Burns Bog and Scott Road

North Delta is the biggest of the three communities, about 60,000 people on higher ground between Burns Bog and the Surrey border at Scott Road (120th Street). It feels closer to Surrey than to Ladner: Sunshine Hills crescents, Scottsdale and Nordel split-levels, and Annieville and Sunbury streets above the Fraser River. Many of these detached houses date from the 1960s to the 1980s and have had suites added downstairs, so one water heater and one main drain often serve two households.

That extra load shows up as kitchen and laundry drains that back up into the lower suite, water heaters that run out of hot water by the second shower, and old copper with pinhole leaks behind finished basement walls. Like the rest of Delta, North Delta gets its tap water from Metro Vancouver’s Capilano, Seymour and Coquitlam reservoirs. The water is soft, so scale is rarely the problem; corrosion and age usually are.

How we handle plumbing calls across Delta

Delta is three different places joined by one city name. We plan each call around the community it is in.

  1. We ask which Delta before we leave

A Ladner sump call, a Tsawwassen boiler and a North Delta suite drain need different parts on the truck. Telling us the community and the symptom on the first call or text helps us bring the right gear.

  2. Flat price agreed before work starts

After we see the problem you get one price in writing. Travel time and any after-hours cost are quoted before we come out, never added on the bill afterwards.

  3. Suite-aware in North Delta

When a house has an upstairs and a downstairs household, we explain the job to both if you want, plan shut-offs around them and check that the fix covers the shared drain or tank.

  4. English, Portuguese and Spanish

Delta is a mixed community. Our team speaks English, Portuguese and Spanish, so the whole family can follow what is being fixed and why.

Getting to Delta from our Richmond base

Encano is dispatched from Alderbridge Way in Richmond, which sits right across the Fraser River from Delta. For Ladner and Tsawwassen we head south on Highway 99 through the George Massey Tunnel under the river, then follow Highway 17A or Highway 17 toward the ferry terminal side of town. For North Delta we cross on Highway 91 over Annacis Island and the Alex Fraser Bridge, which lands close to Nordel Way and Scott Road.

Traffic at the tunnel and the bridge changes a lot by hour, so we do not promise an arrival time. When you call or text, we tell you honestly when we can be there, and we keep you posted if that changes.

Outside Richmond, travel time is charged, and we quote it before we come out. If you go ahead with the work, you get a discount on that travel time.

  • Highway 99 and the George Massey Tunnel (Ladner, Tsawwassen)
  • Highway 17 and 17A (Tsawwassen, Ladner)
  • Highway 91 and the Alex Fraser Bridge (North Delta)
  • Nordel Way and Scott Road (North Delta)

Fall rain and the first cold nights in Delta

From October to April Delta gets most of its rain, and the low ground in Ladner and along Boundary Bay holds it. That is when sump pumps, perimeter drains and crawl space plumbing get tested. Running your sump pump with a bucket of water before the first big storm is a simple check.

The same weeks start the heating season. Boilers, furnaces and water heaters that sat quiet all summer are asked to work hard, and an Arctic outflow cold snap can freeze hose bibs and pipes in unheated garages. If something fails, call or text any time.

Gas appliance work is done to BC code by a licensed gas fitter, with a permit pulled when the job requires one. If you smell gas, leave the home and call FortisBC at 1-800-663-9911 and 911 from outside.

I can't recommend Encano Plumbing & Drain enough! They came to replace my dishwasher and immediately ran into a problem left behind by the previous installers, a metal piece that had been incorrectly fitted and was completely blocking access to remove the old unit. Rather than giving up or charging me extra to come back another day, Ed handled it on the spot, cutting through the obstruction efficiently and professionally. What really stood out was how thorough and tidy he was throughout the whole job. He kept the work area clean, and didn't leave me with a mess to deal with, which honestly isn't always a given. On top of that, he went out of his way to help me get rid of the old dishwasher, which saved me a huge headache. This is exactly the kind of tradesperson you want: calm under pressure, resourceful when things don't go to plan, and genuinely helpful beyond just the bare minimum.

Plumbing questions from Delta

Yes. Encano Plumbing works across the whole City of Delta: Ladner, Tsawwassen, North Delta and the areas in between. We are dispatched from Richmond and reach Ladner and Tsawwassen through the George Massey Tunnel and North Delta over the Alex Fraser Bridge. Call or text (604) 764-2031 any time and tell us your community and what is going on.
The price for the job is agreed upfront, in writing, before any work starts in your Delta home. Travel time from Richmond is charged and quoted before we come out, together with any after-hours cost, and it is discounted if you go ahead with the work. The work is backed by our 1-year workmanship warranty.
Yes, we take emergency calls 24/7, including nights and weekends. In Ladner the high water table means a dead sump pump can flood a crawl space or lower floor quickly. If it is safe, unplug nearby electrical items and move valuables up, then call or text (604) 764-2031. We find out why the pump failed and replace or repair it after you approve the price.
Yes. We repair and service boilers, hot water baseboards and radiant floor systems in Tsawwassen and the rest of Delta. Common problems are low pressure, air in the loops, a seized circulator pump or a sticking zone valve. We find the cause first and give you a flat price before starting. If you ever smell gas, leave the home and call FortisBC at 1-800-663-9911 and 911 from outside.
Poly-B (polybutylene) was installed in many BC homes built roughly 1985 to 1997, so some North Delta and Tsawwassen houses from that era still have it. It is usually gray plastic pipe, and its fittings are known to fail. Many insurers ask about it. We can check your Delta home, find any active leaks and give you a written price for the repair before we start.
Call or text Encano at (604) 764-2031, 24/7. In North Delta houses with a suite, the lower unit usually shares the main drain with the upstairs, so a backup downstairs often comes from a blockage further down the line. We clear it, check the line and tell both households what caused it. The price is agreed before we start.
